As you receive your HOA dues statements for January 1, 2025, I want to clarify a few important points regarding your HOA dues and internet assessment.

• HOA Dues: The annual HOA dues of $575.00 are due on January 1, 2025.
• Internet Dues: Effective January 1, 2025, internet dues will be billed quarterly moving forward, aligning with the provider’s billing schedule to the association. As a result, homeowners are required to pay their internet dues quarterly. (Or if you wish, all at once in January)

Please note that if you continue to pay internet dues monthly after January 1, 2025, delinquent fees, late fees, and collection fees will apply, as payments will not align with the required quarterly schedule.We have also received questions about the ability to cancel internet service. Unfortunately, internet service cannot be canceled. While you are not required to use the service, you are obligated to pay the fees, as this was part of the HOA internet assessment agreement when you purchased your home.

To summarize:

• Annual HOA dues ($575.00): Not part of the internet assessment and due January 1.
• Internet dues: Must be paid quarterly starting January 1, 2025.
